Move Out Inspections

Bill Rice from Utah Property Solutions explains the move-out inspection process to help residents understand what to expect. After a tenant vacates, the team conducts a detailed walkthrough using checklists, photos, 360 cameras, and videos to document the property’s condition.  They identify cleanliness issues, maintenance needs, and determine what falls under normal wear and tear versus tenant responsibility. Examples include dust buildup on fans, unclean sinks, patch and paint areas, broken or missing hardware, and abandoned items.  The team also inspects appliances, cabinets, and the furnace filter, noting any damages or cleanliness concerns. Any personal items left behind are collected and held at the office for a short time. After the inspection, findings are compared with the move-in condition to fairly assess responsibilities.
