Resident Placement Commission: $765
When we find a qualified tenant for your property, we charge a leasing commission of $765. This fee only applies when we advertise, show, screen, and place a tenant—it’s deducted from the first month’s rent collected. Many companies charge a percentage, we prefer to keep it simple and predictable. Furthermore, we only get paid after we’ve delivered on our commitment to secure a qualified tenant. This is not a setup fee.
Management Fee: 8%
Our competitive 8% management fee is straightforward and based on the rents collected. While most companies charge between 8-10%, our pricing model allows us to keep costs low without sacrificing quality service.At Utah Property Solutions, we have no monthly minimum for vacant properties.
Maintenance Fee: 12% ($25 minimum)
We believe in transparency, so we clearly outline our 12% maintenance fee, which is standard across the industry. For example, if there’s a $300 repair for a water leak, you’ll see a $300 charge for the repair plus a $36 maintenance fee, totaling $336. This amount will be deducted from your owner distribution and itemized on your monthly statement.
