As part of the comprehensive care plan, we offer three additional inspections.
We offer an additional interior inspection while the resident is occupying the property.This is nice just for additional peace of mind.
The next inspection is drive-by inspections. Every three months, we are going to do a drive-by inspection that documents the exterior of the property. Basically, we're just making sure that the landscaping is taken care of, there's no tinfoil in the windows, that the property is being maintained, and there is no weeds or overgrowth.
The third and final additional inspection, which probably deserves a little bit more conversation is the CAPEX inspection. A CAPEX inspection is short for capital expenditure. In short, what this inspection is good for is we look at large maintenance items that could be coming in the future. It's a great inspection to help budget for potential roof replacements, concrete replacements, any drainage problems, foundation problems, negative sloping or overgrown landscaping.
Those are the three additional inspections that we offer with a comprehensive Care Plan. Just to recap it is the interim inspection that just offers you a little bit more peace of mind, a drive -by inspection to make sure that the landscaping is taken care of, and then a big documented inspection called a CAPEX that will help you budget for large maintenance items that might come in the future.
