I want to talk about a couple of really cool features to our comprehensive care plan that I get really excited about. I think that there's a lot of value so I just want to summarize a little bit of it. The full plan is on our website for you to review.
One thing that I find valuable is the furnace filter delivery where we deliver furnace filters every three months to the property.
The next one is that we do a CAP EX inspection, which is short for capital expenditure. This is really important. A lot of investors do this because they want to try to forecast major expenses such as roof replacements, concrete replacements, negative landscaping slope which runs water back into the foundation, drainage that's not working correctly, or window seals that are broken. Things that are major expenses that don't necessarily need to be done right away but require budgeting and looking at in the future.
Another really cool thing that we do is we offer a resident holiday gift. Every year on your behalf, we will deliver a gift to the resident. We've done movie buyouts before where we'll let our residents come see a movie. Usually, it's a blockbuster release during the holiday season, which is fun. We let them know that this is something that the owner wanted to do.
