How to Make your Salt Lake City Investment Property more Appealing

Not keeping your property up to date is a big risk for the Landlord. "New age tenants" expect an updated and clean rental. There are some quick tips and tricks to make your property more appealing. 

New paint

Putting a fresh coat of paint in your rental can definitely give it a fresh clean feeling and cover up unpleasant odors. Choosing a good paint color is key, you can bring in a lot of extra light and also make your property feel more inviting.

New Carpet or clean carpet

As a rule of thumb you should clean your properties carpet after every tenant but sometimes you need to replace the carpet if its starting to look shabby and stained. Having clean well kept carpet makes prospective tenants feel like you take pride in keeping the home up to date and well taken care of. Cleaning or replacing the carpet can also take care of any unpleasant odors.

Updated appliances

Appliances can make a significant difference in getting your property rented. The kitchen is one of the biggest must-haves for renters, they like to see a kitchen they feel confident will be easy to use and appliances that they feel work well and effectively.  If you're feeling that your appliances aren't doing the kitchen justice then you can always sell them and purchase newer ones. It may cost you but if it can bring in a higher rent rate and find tenants quicker it may be worth it!

Low maintenance yard

If you're renting out a home a low maintenance yard is a big eye catcher. Most renters want a well maintained yard but something that doesn't require much more than the lawn mowed. If you have beds putting in a nice bark can make the exterior look clean and well kept. Making sure there aren't weeds and that the bushes and trees are pruned makes the property look more appealing and believe it or not but you can get a lot of interest just from the sign in your front yard. 

Maintenance items

Make sure if there are any maintenance issues you resolve them before showing your property. Or if it not resolved you can address the problem during the showing and reassure the prospective tenant that the issue will be resolved before moving in. If the potential tenant can see that the faucet isn't working or there is a leak they may think that the property isn't taken care of consistently and it may turn them off to wanting it.
