Straight Forward Pricing:

Our commitment is simple, straight forward inclusive pricing that is 100% transparent. Below is what we're going to charge you. This is how we are going to make money off of you. You'll never be charged more unless we have previously agreed upon it.

What We Charge, How We Make Money & Why We’re Unique

Tenant Placement Commission: $395 or $595

When we find the best qualified tenant for your property, we will charge a leasing commission. This fee is only charged when we have to advertise, show, screen and place a tenant. This fee is deducted from your first month of rent collected. We never want to be paid until we have done what we committed to do. This is not a set up fee.

Management Fee: 7% or 9%

You'll find as you interview property management companies that the industry typically charges between 8-10% of the rents collected. Our pricing model is unique which allows us to offer a very competitive management fee.

Maintenance Fee: 10%

Please take the time to understand this fee. Every management company, that we know of, charges this fee. The difference is that we're committed to being transparent and we're disclosing it. If we need to fix a $70 water leak, you'll see on your owner statement a charge for $70 for the repair and $7 for the maintenance fee. Total of $77 will be deducted from the tenant's rent on your next statement.

What Makes Us Different:

    You will never pay us something that you didn't you didn't know about or that wasn't previously agreed upon.
  • Less than 100 units under management

    Our business model is to enhance the owner and tenant experience by staying involved. While we use a lot of technology, this is still a "people business" and we want to be readily available.
  • Licensed Staff

    Everyone on our team is a licensed real estate agent and in good standing with the Utah Division of Real Estate. Everyone is current with the S.L. Board of Realtors Code of Ethics requirements.
  • Investor Staff

    All team members own their own real estate investments. This is important because when we're faced with, "what should we do with this tenant?", the answer is typically easy. I ask them, "what would you do if it were your property".
  • Discounted Listing Service

    If at sometime in the future you decide you want to sell your property. We will credit you half (50%) of the management fee you paid us to manage the property towards our full service listing.
  • Personalized Showings & Move In/Out Inspections

    We believe that the best way to show your property is in person, by a licensed real estate agent who knows how to showcase the features and benefits or you property. Additionally will not do remote showings and we'll have a licensed realtor conduct all inspections in person.

Additional Services:

While we believe our service is all encompassing, we offer additional services that are frequently requested. Please make no mistake about it, you don't need "add-ons", our basic service has more than enough for us both to be successful. With that said, if you need a something specialized, let us know and we can tailor something to will fit your needs.
