Straight Forward Pricing:

Our commitment is simple, straight forward inclusive pricing that is 100% transparent. Below is what we're going to charge you. This is how we are going to make money off of you. You'll never be charged more unless we have previously agreed upon it.

Should I Hire a Property Mangement Company?

Resident Placement Commission: $765

When we find the best qualified tenant for your property, we will charge a leasing commission. This fee is only charged when we have to advertise, show, screen and place a tenant. This fee is deducted from your first month of rent collected. We never want to be paid until we have done what we committed to do. This is not a set up fee.

Management Fee: 8%

You'll find as you interview property management companies that the industry typically charges between 8-10% of the rents collected. Our pricing model is unique which allows us to offer a very competitive management fee.

Maintenance Fee: 12% ($25 minimum)

Please take the time to understand this fee. Every management company, that we know of, charges this fee. The difference is that we're committed to being transparent and we're disclosing it. If we need to fix a $300 water leak, you'll see on your owner statement a charge for $300 for the repair and $36 for the maintenance fee. Total of $336 will be deducted from your owner distribution on your next statement.

    We have a commitment to communication. If for some reason you’re not able to reach us, we commit to return your voice message, email or text within 24-business hours. If we fail to do so, you will receive a $50.00 credit towards you management fee on your next owner statement.

    One of our unique differentiators within the property management industry is transparency. We understand this word might be “overplayed” or “used too often” but spend some time on our website. You’ll find all of our pricing, copies of our management agreement and even the lease packet we have our residents sign. In fact, we have a transparency page that publishes what changes are coming and how our team is doing with communication response times.
